First off, Happy St. Patrick's Day! I hope everyone had a safe, holy and fun St. Patrick's Day! :)
So...NeighborWorks update.
I was right about last Wednesday being terrifying. Well...not terrifying...but looking at the break down of costs, from monthly bills (mortgage, homeowners insurance, water, electricity, gas, WiFi, possibly HOA, etc) to upfront expenses such as closing costs, title insurance, home warranty, etc. did not put me in a happy place. It just all adds up so quickly. :S
We also "pre-qualified" ourselves, using a guess-timate of our expenses and monthly income. My numbers were a little fuzzy, but what I could probably afford landed within the range of townhouses/condos I've been looking at, which was nice. I have one more class tomorrow and then I will be certified through the NeighborWorks Program, which gets me all those nifty perks I listed in last Tuesdays post, should I decide to buy instead of rent.
Speaking of which, here are a couple other housing options from my "short list":
4000 S. 56th - $84,950
In my last list I somehow forgot to list my favorite 2 bed, 2 bath condo. It's 1,430 square feet, has a formal dining room, laundry room, living room and family room and comes with all major appliances. Biggest con? Everything (and I really mean everything) would need to be painted. No, I'm not keeping the pink bathroom. You can't make me. :)
4123 N. 45th - $93,000
This is another one that was recently taken off the market, but I think it's because it was for sale for over a year and they don't want the "number of days on the market" to continue racking up. I actually saw this one in person...they had an open house a month or two ago and I decided to go for the heck of it. It's not my favorite, but I could make it work. It's 3 bedrooms, 2.25 baths (there's a bathroom with just a toilet and sink on the first floor), is 1,345 square feet and has a 2 car garage.
512 Lakeside - $118,900
This one is outside my price range, but I plan to watch it in case the price drops. It's 2 bedrooms (walk-in closets!), 2 full baths, is 1,423 square feet and has a two car garage. I really like the open floor plan and could and fireplace in the living room. And it's up by Capitol Beach, which would make for a really easy drive to work.
So yeah. I don't know what I'm going to do in the long run yet. I think it will take things just falling into place...at least that's what I'm hoping will happen! Until then, all I can do is things like this, taking the NeighborWorks classes, to get myself in the best place possible to make an informed decision.
And we all know how I am about making decisions. :)
G'night and happy St. Paddy's Day!

I really like #3!
ReplyDeleteMe too! Now I just need the price to come down about $20,000. :) Another perk I forgot to mention is that NeighborWorks checks your credit score. According to them, mine's 759. Not too shabby. :)
DeleteWow! Mine is nowhere near that.
DeleteGood luck!
